About this calculator
What this calculator does
Calculates your monthly bond repayment, total interest paid over the loan term, transfer duty (using the official 2026 SARS bracket table), bond registration cost estimate, and FLISP subsidy eligibility for qualifying first-time buyers.
How to interpret your results
Your monthly repayment is the amount you will pay your bank each month assuming a variable interest rate at the rate you entered. Total interest shows the true cost of the loan over its full term — often more than the purchase price itself for longer terms.
Assumptions applied
- Interest rate is fixed for the full loan term. In practice, SA home loans are variable and move with the prime rate.
- Bond registration costs are estimates based on typical attorney fee scales. Actual costs vary by attorney.
- FLISP subsidy amounts are based on the current NHFC schedule and are subject to change.
- Transfer duty is calculated using the official 2026 SARS bracket table.
- No deposit is assumed unless you enter one.
What this calculator doesn't account for
- Does not account for your credit profile or credit score, which affects the rate your bank offers.
- Does not include homeowner's insurance, rates and taxes, or levy costs.
- Does not model the impact of extra monthly payments on your payoff date.
- Bank-specific fees and initiation costs vary and are not included.
